RCL has established a prefabricated housing capability, through its business TMC3

TMC3 works with 3D precast concrete panels, rather than traditional 2D precast panels. These 3D modules are then stacked vertically and horizontally to form the super structure of the house, with internal and external cladding to fit off the home in the normal way a home is constructed.

TMC3 works exclusively with RCL to provide a vertically integrated turn key house and land packages on a portion of selected RCL projects.

There are many advantages with the modular system including;

Reliability

Reduction in time on site and associated inclement weather risk due to the frame structure being manufactured in a factory environment. Hence lock up stage is achieved quickly so that there is little risk of on-site productivity being reduced due to weather and site conditions.

Efficiency

Each module is a load bearing structure, there is little need for bespoke engineering solutions for each build and a reduced need for multiple (specialised) trades on site.

3D Modules

The 3D modules means that the building structures have very high thermal mass ratings so each home will achieve a high energy rating. Normally an energy rating of 7.5 stars is achieved whereas the minimum threshold is 6 stars.

Strength

The structural strength of each module means that internal stud walls do not have to be constructed using structural grade timbers / steel.
